Internal Remodelling
Internal remodelling basically encompasses anything that involves changing the shape of a room.
If you want to take a wall down, remove a chimney breast, build an extension or conservatory, create a doorway, move a doorway, put French windows in etc., then we can most certainly help.
Before you embark on such a project it is important to understand the whole process, for example you must make sure you have all the documentation in place to show that the work has been completed that it has been checked and signed off and that whatever you have had done complies with relevant regulations.
If you don’t follow these rules you risk making your house unsellable.
Don't let 'X' the builder tell you that you don’t need building control or planning permission or whatever else, assume you do.
There is a cost to complying, if you want to a successful project that complies with the regulations talk to us, if you want it done on the cheap go elsewhere.
I work with a firm of architectural technicians and an independant structural engineer to prepare whatever is required for your project. Not everything needs planning consent but most things will need some building control oversight. That’s part of my job to make sure it happens for you.
A précis of the certification and documentation process: Please note this is a summary, for complete information refer to your local councils planning and building control department or their web site.
- Planning application
- Engineers report and spec.
- Building notice either to your local council or an Independent Inspectorate.
- Party Wall Act compliance. (Work is within 4m of the party wall)
- Electricians ‘Part P’ certification
- Inspection and approval of works by building inspector.
These items combine all or in part depending on the project to enable building control to issue a ‘Certificate of Completion’ without which your house is at risk of being unsellable.
Initial fees – Any planning drawings and application fees, the engineers report and building notice incur payments fees that vary depending on the scope of the project. I organise and manage this process it shows in my quote as part of the design and management fee..
The order of events needs to be
- Planning drawings and application (if required)
- Engineers report then building notice.
- Whilst that’s going on get started with the party wall act notices because there is a minimum period between notifying your neighbours of your plans and being able to start.
- Inspection takes place on at least two occasions during the build.
- Electricians certificate once they have finished and tested.
- All relevant documents back to building control to sign off.
